Here is what we are looking at during a routing inspection

Outdoor Areas

Landscaping: Is the lawn mowed and edged?
Are gardens free of weeds and debris?
Fences & Patios: Are they in good condition and free of damage?
Drainage: Are there any drainage issues around the property?
Rubbish Bins: Are they properly stored and free of overflowing rubbish?
General Exterior: Are the walls clean and moss-free?

Kitchen

Is the kitchen clean and tidy?
Appliances: Are the stove, oven, refrigerator, dishwasher, extractor fan, and dishwasher (if applicable) all in good working order and clean?
Sinks & Faucets: Are there any leaks or drips?
Cabinets & Drawers: Do they open and close properly? Are there any broken handles?

Bathrooms

Sink & Faucets: Are there any leaks or drips?
Toilet: Does it flush properly and is free of leaks? Is it clean?
Shower & Bath: Does the showerhead function properly? Are there any leaks or signs of mould? Is the drain clean?
Extractor Fan: Is it functioning properly?

General Conditions

Overall Cleanliness: Are common areas and the exterior free of litter and debris?
Walls, Ceilings & Floors: Are there any cracks, holes, or damage to paint, plaster, or flooring?
Doors & Windows: Do they open and close properly? Are there any broken locks or damaged frames? Are the blinds/curtains clean and well maintained?
Smoke Detectors & Carbon Monoxide Detectors: Are they present, functioning properly, and have fresh batteries?

Tips for Tenants before an Inspection

Ensure the property is accessible (gates are not locked, etc.).
Ensure all living areas, the kitchen, bathrooms, and all other rooms are clean and tidy.
Ensure all beds are made.
Ensure all clothing are picked up and put away.
Ensure the carpets and floors are vacuumed and reasonably clean and stain free.
Ensure the lawns are mowed, edges are trimmed, weeds removed, and rubbish removed.
Ensure any damage is repaired, and pet droppings are picked up and removed.
